Once the application package has been reviewed by Development Services additional information or revisions to submitted documents may be required. MISSING INFORMATION MUST BE PROVIDED BEFORE FOR YOUR APPLICATION CAN BE REVIEWED Note: An X or √ from the staff’s preliminary intake review means the information is missing and the property owner or their representative is responsible for arranging the submission of the missing or revised information. Applications will not be reviewed until all documentation has been submitted. Incomplete applications will be returned to the applicant. Make two copies of completed form: 1 for Applicant, 1 for the File Staff Initials: Date: Documents Developer to Initial that each item is included with the submission Staff ‘s preliminary intake review to ensure information is provided Completed Application Form Concept Plan - 4 copies of plan for the entire land area. ALL PLANS MUST FOLDED • Water • Sewer • Stormwater Management • Grading Plan • Road A written proposal and intention for: • Road ownership, Municipal take over or not • Water Services, proposed servicing scheme and whether intending for Municipal take over or not CONCEPT PLAN OF SUBDIVISION Information Required for Complete Application Package Page 2 of 3 2024-04-08 • Sewer Services, proposed servicing scheme and whether Municipal take over or not • Public open space proposal • Intended use of the lots Traffic Impact Analysis by a Professional Engineer where the level of detail is related to the scope of the development A water supply report from a qualified professional on the quality and capacity of the local water supply for potable water to service the development without negatively impacting abutting developments and lands. Completed Application Form All relevant sections filled out, location, address or PID of property, proposed use listed, existing use listed, contact information for property owner(s) and applicant, dated, signed and name printed clearly, description of project. Provide one single person of contact for the developer’s team - full contact information (name, connection to project, address, email, phone numbers). Concept Plan • The words CONCEPT PLAN in the title block with an estimated number of lots and units based on zoning and servicing requirements • Scale of drawing • North arrow • Contours at 5 m intervals • Name of all property owners and PIDs of the land and same for abutting lot owners • Proposed internal street system with any pedestrian routes and connections to existing streets with dimensions CONCEPT PLAN OF SUBDIVISION Information Required for Complete Application Package Page 3 of 3 2024-04-08 • Approximate lot areas and lot dimensions (does not have to be surveyed, but we need some basic dimensions to work from) • Proposed location and size of public open space land - Public open space is required to have frontage on a public highway or private road based upon subdivision by-law. Access to public open space must not be subject to any easement. • Location of any existing development or structures on subject property, if any • Distance to any municipal service boundary within 1 km of property • Lot location for proposed pumping station/drainage field • Location of all lakes, waterbodies, watercourses, and wetlands within and on adjacent areas of land, any prominent rock formations, wooded area, areas subject to flooding or other prominent natural features which might affect location of services, lots and structures • Species at Risk Mapping • All existing registered easements, covenants, and rights of way on subject lands and off site where applicable to subject lands and any proposed easements and rights of way including both Burdens and Benefits • Proposed Road Name • Any other necessary information as determined by municipal staff during pre-consultation and subsequent review Servicing Schematics • Important note: The information on all Servicing Schematics must match up between the different plans. Any revision to one or more of the servicing plans must align and not conflict with the other servicing plans. • Existing site storm drainage patterns with preliminary drainage calculations and where applicable pipe sizing • Proposed site storm drainage patterns including any proposed detention or retention ponds with preliminary drainage calculations and pipe sizing. Calculations showing pre and post flows to confirm no negative change to abutting lands • Existing sanitary sewer system, with pipe sizes and pumping stations • Proposed sanitary sewer system, with pipe sizes and pumping stations • Existing water distribution system, including provisions for fire • Proposed water distribution system, including provisions for fire suppression • Any other necessary information as determined by municipal staff during pre-consultation Archaeological Assessment • Applicant can contact the provincial Department of Communities, Culture, Tourism & Heritage to request an archaeological screening
